How Fixed Loan and Mortgage Payments Work

Learn what a fixed payment estimate includes and what it leaves out.

A fixed-payment loan is usually repaid through equal scheduled payments. Although the payment amount may stay the same, the part that pays interest and the part that reduces the balance change over time.

The three main inputs

A payment estimate needs the amount borrowed, annual interest rate and number of payments. If a rate is annual but payments are monthly, the calculation must convert the rate to a monthly value.

Why early payments feel slow

At the beginning of a typical amortizing loan, more of each payment goes toward interest because the outstanding balance is higher. Later, more of the payment reduces principal.

Costs outside the estimate

Real borrowing costs may include an arrangement fee, insurance, property tax, late charges, prepayment rules or a variable rate. A mortgage payment may also exclude repairs and maintenance. Treat the calculator as a planning starting point, not an offer.

Check before signing

Compare the total repayment, not only the monthly payment. A longer term can lower the monthly figure while increasing total interest paid.

Quick questions

Does a deposit lower the loan payment?

Usually yes, because a deposit reduces the amount borrowed.

Can I use this for any lender?

It is a general estimate. Confirm the lender’s exact schedule and fees.

Check affordability and total repayment

Worked example

A 10,000 loan at 6% for 36 monthly payments costs about 304.22 a month. The first month’s interest is 10,000 × 0.06 ÷ 12 = 50, so about 254.22 of that payment reduces principal. Interest then falls as the balance falls.

Checks and limitations

Compare total repayment as well as the monthly amount. Lender fees, insurance, early-payment charges and rounding are outside this basic model. The final instalment may differ slightly to clear the remaining balance.
